Qualifying to buy property in Jersey
There are several eligibility statuses when looking to buy a home in Jersey. These are the levels of qualification and what they allow you to do.
- Entitled: You're able to buy any type of property.
- Licensed: You're able to buy any type of property as long as you retain your licensed status. This excludes first-time buyers.
- Entitled for work: You're able to buy property jointly with an entitled spouse or civil partner.
- Registered: You're able to buy registered property as your primary place of residence.
- 2(1)(e): If you meet the financial requirements for high value residency, you're able to buy property valued in excess of £3.5 million.
The buying process
Making an offer
Ensure your offer is fully transparent, your position is relayed correctly, and any subjects explained clearly to the negotiator.
After an offer is accepted
Completion generally takes 5-6 weeks to allow time to get your mortgage in place and for conveyancing to be carried out.
Lending
If applicable, inform your mortgage lender as soon as agreed to start progressing.
Surveying
Instruct a surveyor to carry out a valuation, home buyers report or full structural survey. If lending, do this once your mortgage is approved.
Conveyancing
Instruct a conveyancer/solicitor to carry out title and other checks as soon as possible to avoid delays.
Completion
Completion takes place in the Royal Court on Friday for any freehold and flying freehold properties. Share transfer can complete any day of the week as you're not required to attend the Royal Court.
Possession
Usually within 24 hours of completion, you'll discuss a date of occupancy with the vendor.
